Security Deposit

Security Deposits Must Be Paid Together With The Full Payment For The Total Stay And Will Be Refunded Immediately Upon Check Out. Any unreturned keys, loss or damage to the rental property can be deducted from your deposit including but not limited to the following: number of guests exceeds that which is listed on the rental contract, excessive cleaning/laundry or rearranging furniture that has been moved, replacement of missing items from unit (including beddings and bath towels), soiling of towels, linens and carpets, costs of cleaning beyond the normal out clean fee, costs to replace keys and misuse of items belonging to the property. Full Payment Is Due To Confirm Your Reservation.

Please Take Note That The Hotel Alternatives Screens Our Guests And Guests Whom Do Not Fit Our Profile Will Be Asked To Leave Immediately. Unpaid Guests Can Be Fined Up To 2500 SGD Per Person. This Is To Deter Individuals Of Distasteful Backgrounds For The Well Being Of Other Guests.

Rental Terms

The Hotel Alternatives Boutique, LVMH Couture International LLC or The Hotel Alternatives LLP (THA) unilaterally and at its sole discretion reserves the right to change or cancel the reservation for any reason with refunds made accordingly to the decision of THA Management. In the event this property becomes unavailable for rent. THA agrees to use best efforts to secure an equivalent rental property. If this is not possible, THA reserves the right to cancel this reservation and return all monies to Tenant(s). However, in the case of Tenant's cancellation of the reservation, all monies will be forfeited. THA agrees to permit the Tenant(s) the responsibility to transfer their uncompleted term of rental contract to another individual with approval of the boutique manager in charge.

Tenants/Customers/Guests Agrees to allow THA an/or assignees the right to the following:

a) To make necessary or agreed repairs. b) To supply services agreed upon. c) Availability Of All Reservations Are As Of NOW Only. Please Take Note That Full Payment Should Be Completed 48 Hours Before CHECK IN. In The Event There Be Any Delay In Payment, Your Reservation Deposits Are Liable To Be Forfeited And This Reservation Will Be Considered VOID. d) In case of an emergency, we reserve the right to enter at anytime for the purpose of safe keeping or prevention of further damage. e) To uphold and maintain a respectable image and be decently clothed whenever outside the compounds of the rented room. The Hotel Alternatives Boutique Management reserves the right to refuse to continue the full term of the contract without a refund if tenants or their guests fail to abide by the rules stated in the above mentioned. f) Agree to a surcharge of SGD$50.00 if the Check In or Check Out times are not within the normal official hours of Check In: 2:00PM and Check Out: 12:00PM g) Agrees and permits the company to forfeit all monies in the event of cancellations under any circumstances.

Principal Tenant / Landlord / Homeowner Responsibility:

a) We will give you the right to occupy unit per agreement. b) We will provide and maintain appliances. We will not be liable for interruption of these services that is beyond our control. We will also not be responsible for interruption electricity, water, internet access or gas beyond our control. Please promptly notify us of any problems. You may not end this agreement because of these interruptions.

Tenants/Customers/Guests Responsibility:

a) Read the Terms and Policies of THA. Email correspondence and receipts are applicable to the Terms and Policies stated on the website or our affiliate websites. It is the full responsibility of the customer to clarify any doubts if any. By acceptance of the reservation not limited to phone, internet, email or walk- ins the customer bears full responsibility for their choice of accommodation and at the rate advertised. The official billing receipt will be evidence that the customer has indeed completed the transaction. b) Use the unit as a place to live; you may not use it for any filmmaking, photo shoots, unlawful, improper, or offensive purpose. c) Furniture is not to be moved within or from the unit. d) No parties/functions within the rental property e) Comply to all rules and regulations within the property and it's vicinity.*Kindly refer to boutique managers in charge. f) Standard Payment Regulations are 1 Month rent in advance plus a deposit equivalent to 1 month's rent. This is to be paid on the date stated on the contract. g) If in any case tenant needs to leave the country or premises, tenant is permitted to find on their own account a replacement acceptable to THA to take over their remaining tenancy. Upon successful transfer of tenancy, the tenant's deposit will be refunded. h) Keep all furniture and furnishings in the exact condition when they were handed on to tenant. All items will be tagged according to tenant's room. i)FULL Payment MUST BE PAID 48 Hours BEFORE CHECK IN. j) Unregistered Guests Are Liable To A Penalty Fine Of $2500 SGD Per Person As You Have Endangered The Interest Of The Hotel Alternatives By Non Compliance Of The Laws Of The Republic Of Singapore.

CANCELLATION/REFUNDS:

In all cases, all monies and deposits will be forfeited.

Miscellaneous:

a) Housekeeping services are at a standard of 3 times a week. Extra hours may be available upon request only and will incur additional fees if service is needed beyond the supplied hours b) This contract is binding and cannot be modified or terminated by a sudden change of circumstance c) Changes: The booking agent must be notified of any changes as soon as possible for which there may be a service charge for each accepted change to the reservation d) You must leave unit on the date and time designated, unless prearranged, and any additional rent must be paid in advance e) Abandoned possessions: We will not be responsible for any of your personal effects left in the unit. We will be glad, if found, to mail them to you and have the right to deduct postage from your security deposit f) If we cooperate with another agency in securing the rental, THA will not be held responsible for their course of actions g) Unit may not be sublet or assigned without prior consent of THA

GUESTS FOR THEMSELVES AND THEIR RESPECTIVE HEIRS, PERSONAL REPRESENTATIVES, SUCCESSORS AND ASSIGNS, HEREBY RELEASE THE HOTEL ALTERNATIVES BOUTIQUE, LVMH COUTURE INTERNATIONAL LLC, THE HOTEL ALTERNATIVES LLP AND THEIR RESPECTIVE DIRECTORS, THE OWNER OF THE PROPERTY, OFFICERS, AGENTS, EMPLOYEES, SURETIES, INSURERS, INDEMNITOR, ATTORNEYS, SUCCESSORS AND ASSIGNS FROM ALL CLAIMS, DEMANDS, OR CAUSE OR THING WHATSOEVER RESULTING FROM OR IN CONNECTION WITH THE PROPERTY OF THIS RENTAL CONTRACT, INCLUDING WITHOUT LIMITATION ANY CLAIM, DEMAND OR CAUSE OF ACTION FOR PERSONAL INJURY OR DEATH AND ANY AND ALL LOSS, LIABILITY, COST AND EXPENSE RESULTING FROM ANY CLAIM, DEMAND, SUIT OR CAUSE OF ACTION WHICH MAY BE ASSERTED.

VIOLATION OF TERMS OR CONDITIONS OF OCCUPANCY:

When Guest(s) violate(s) any of the terms of occupancy, property rules, community rules or regulations, the guest(s) may be asked to vacate the property by THA and NO refund will be due to guest(s). GUEST AGREES TO ABIDE BY THESE TERMS OF OCCUPANCY UPON TENDER OF ANY PAYMENT. THA AGREES TO MAKE PROPERTY AVAILABLE SUBJECT TO THIS DOCUMENT AND RENTAL CONFIRMATION SUPPLIED TO GUEST.

THA USER AGREEMENT

Reservation of Choice

This User Agreement ("Agreement") is a contract between you and THA and applies to your use of THA’s Services. You must read, agree with and accept all of the terms and conditions contained in this Agreement. We may amend this Agreement at any time by posting a revised version on our website. The revised version will be effective at the time we post it. In addition, if the revised version includes a Substantial Change, we will provide you with 30 Days' prior notice of Substantial Change by posting notice on the "Policy Updates" page of our website. We last modified this Agreement on July 19, 2008.

Terms and Conditions

This web site and the related web sites contained herein (collectively, the "Site") make available information on hotels, resorts, and other transient stay facilities (each a "Property") owned, managed or franchised by THA  and/or its subsidiaries and affiliates (collectively, "The Hotel Alternatives LLP"), and other travel-related or consumer goods and services. This Site, and the services of each of its modules, are offered exclusively by THA and/or its various third party providers and distributors. The offer of such goods and/or services is conditioned on the user's ("User('s)" or "You(r)") acceptance of the terms and conditions and notices set forth herein and on other pages of the Site (collectively the "Terms").

Room Rates & Features

All Prices shown are nett of GST but NOT inclusive of all services fees and taxes. All room rates quoted are per room per night, unless specified otherwise and subject to change without notice. The price is guaranteed only upon receipt of final payment. Rooms are furnished with wireless internet broadband access, access to a equipped kitchen, access to laundry facilities, towels, 100% cotton beddings and housekeeping services. All guests are to be responsible for furnishing up to date arrival details, check in and check out dates and time. Failing to do so and resulting in the inconvenience of staff will be liable to a SGD$50 penalty charge. Any instance that the Grounds Management has to attend to before 10:00 AM and after 9:00 PM, due to the Guest's own fault or request will incur a standard Over-time service fee of SGD$20 for the first hour and SGD$10 for every additional hour.

Room Type

Rooms are based on Single occupancy, Twin/Double or Triple sharing. A Single room is for one adult in a room with a super single or queen-size bed. A Twin/Double room is for two adults in a room with a queen-size bed. A Triple room is for a maximum of three adults in a room. The bed configuration is an additional bed, a queen-size bed or a super single bed. A Quad room is for a maximum of four adults in a room. The bed configuration is an additional bed, a queen-size bed or a super single bed.

Room Category

Each room category is specified on the room information page and is according to the Company's interpretation and offering. Boutique Luxury Ensuites are large rooms on a higher floor and more luxurious ambience with an attached bathroom. Boutique luxury ensuites are large rooms located in more luxurious apartments with full facilities. Boutique Deluxe Ensuites and Boutique Standard Ensuites are large rooms with attached/private bathrooms. Boutique standard rooms are medium sized rooms with shared bathrooms. Budget boutique rooms are smaller than standard rooms with shared bathrooms.

Apartment Category

1 Bedroom Apartments are referred to as Studio Apartments. 2 Bedroom Apartments are referred to as a 2 Bedroom Boutique Serviced Apartment. 3 Bedroom Apartments are referred to as a 3 Bedroom Boutique Serviced Apartment. 4 Bedroom Apartments are referred to as a 4 Bedroom Boutique Serviced Apartment. 5 Bedroom Apartments are referred to as a 5 Bedroom Boutique Serviced Apartment.

Amendment Policy

Amendments will be processed Free of Charge, subject to availability of rooms. Guests are allowed to transfer or sell their reservations to another person as long as an email informing our reservations staff of the transfer is received and confirmed. Guests are all subject to the approval of the management in charge. Please take note that our serviced residences do not accept guests whose image will cause our reputation loss.

Refund Policy

Refunds are made based on policies of THA  and TheHotelAlternatives.com. Upon receiving your cancellation advice, we will confirm the cancellation with an email of acceptance and promptly instruct our LOCAL Representative Office to issue the refund in the form of a CASH VOUCHER only. Service to process the refund less the cost of the intended stay plus the cancellation fee, in accordance to cancellation policy, for credit to your member's account. Please take note that it may take a few days for your cash voucher to process.

Cancellation Policy

"No show" bookings on check-in date, any form of cancellations or shorten of stay before or after check-in are subject to the reserved room nights charge, deposits will be refunded after cost of the charge. Reservations are non-refundable once booked. Cancellation and refund terms and conditions are subject to change without prior notice, at the discretion of THA and TheHotelAlternatives.com

BY ACCESSING USING, VIEWING, TRANSMITTING, CACHING OR STORING THIS SITE OR ANY OF ITS SERVICES, FUNCTIONS OR CONTENTS, YOU SHALL BE DEEMED TO HAVE AGREED TO EACH AND ALL THE TERMS, CONDITIONS, AND NOTICES IN THIS SITE ("AGREEMENT") WITHOUT MODIFICATION. This Agreement shall be governed by and construed in accordance with the laws of the State of Nevada, United States of America, as such laws would apply to a contract fully negotiated, entered into, and performed in that state.

You Agree to Arbitrate Any Dispute Between Us.

You agree that any dispute, controversy or claim arising out of or related to these Terms or your use of the Site will be resolved and settled through arbitration administered by the American Arbitration Association and conducted in Las Vegas, Nevada, United States of America. Judgment on any award rendered by the arbitrator may be entered in any court of competent jurisdiction.

Any Action Against LVMH Couture International LLC Must be Brought in Nevada. You agree that the state or Federal courts located in or serving Las Vegas, Nevada, United States of America, shall have exclusive jurisdiction and venue over any action arising out of or relating to these Terms or your use of the Site. You waive any claim with respect to which a court located in or serving Las Vegas, Nevada lacks personal jurisdiction over you, is an improper venue, or is an inconvenient forum.
 

Other Miscellaneous Provisions.

These TERMS & CONDITIONS constitute the entire AGREEMENT between you and the COMPANY relating to your use of the SITE, at any time and in any way, and supersede any prior understandings or agreements between you and the COMPANY relating to such use, whether electronic, oral, or written.No modification or attempted modification of these Terms by you shall be binding on LVMH Couture International LLC's unless made in writing and physically signed by an authorized representative of LVMH Couture International LLC. LVMH Couture International LLC may modify these Terms at any time.

You shall indemnify the COMPANY and keep us fully indemnified against all claims, demands, actions and proceedings brought against us by any third party, or any damages, loss and expenses (including but not limited to legal costs on a solicitor-client basis) incurred by us directly or indirectly from your use or proposed use of the SITE. The COMPANY shall promptly provide you notice of any such claim, suit, or proceeding, and shall engage an attorney, at your expense, to defend it.

Notices sent to you by LVMH Couture International LLC in connection with these Terms or your use of the Site may be delivered to you by electronic mail, a general notice on the Site, or by written communication delivered by first class U.S. mail.

These Terms are severable to the extent any term is deemed invalid, illegal or enforceable.

LVMH Couture International LLC's failure to enforce any provision of these Terms shall not be deemed a waiver of that or any other provision of these Terms. Your use and continued use of the Site reflects your agreement to these Terms and any modifications of these Terms made by the LVMH Couture International LLC.



APARTMENT REGULATIONS

All rooms are fitted with their own set of cutlery, plates, bowls, cups and glasses and are marked so as to ensure all Guests maintain the cleanliness and hygiene standards during the alternate days of housekeeping. Wine glasses, beer mugs, blenders and rice cookers are available upon request only.

GUEST RESPONSIBILITIES

Dress code: Guests are required to comply with the dress code of the apartment, according to house rules. The Guest must ensure that any visitors of the Guest are aware of this requirement.

Arrival and departure times for accommodation at all THA apartments are 2:00 p.m. and 12 noon respectively. The access and vacate times for all other Services must be addressed to the reservation manager in charge and will be as specified in the email correspondance and must be strictly adhered to by the Guest on all occasions.

The Guest is responsible for the behavior of his, her or its guests at the THA Apartment Room and in particular for the orderly conduct of guests staying in the THA Apartment Room or otherwise making use of the Services. The Guest must ensure that no noise or nuisance is caused either for the THA Apartment Room Guests or its other visitors. The Guest must comply with any reasonable request of the THA Apartment Room and with any policies of the THA Apartment Room as may apply to the Services from time to time. The Boutique Management Team will generally not intervene unless one of our THA Guests sends us feedback.



MAINTENANCE FEE

- All Guests are responsible for proper maintenance of the cleanliness of the apartment and rooms.
- Guests are responsible for leaving the property in good order during their stay and before departure for the next guests.
- Guests MUST ensure the room door, room windows and main door is properly locked before leaving the apartment.
- Guests MUST ensure the air-conditioning units, electrical appliances and lights are turned off during their absence, within their own rooms.

During the length of stay, ALL guests are required to abide by the following:

- Wash and put away personal set of kitchen ware

- Remove all food and personal items from the kitchen counters and place them neatly in sealed containers and kept in the kitchen cabinets

- Place trash in SEALED plastic bags provided by housekeeping in proper designated bin.

- Appliances, counters and other surfaces must be wiped clean and dry after each use.

Failure to complete the above will result in extra charges plus applicable taxes that will be deducted from the security deposit or billed to Guest.

Reservation Requests
All requests submitted, even if availability displays are provided, are requests only. Any requests that cannot be confirmed will receive notification by email.

If at anytime prior to the travel date, we are unable to verify the identity of the purchaser, we reserve the right to cancel the reservation.

When You make Your reservation request, an electronic ticket will be issued. The only time a paper ticket will be issued is if an electronic ticket is not available, a paper ticket will be issued and shipped via FEDEX or USPS Express Service.

Reservation Purchase Restrictions

The following restrictions will apply:

All reservation purchases are final and cannot be cancelled, refunded, exchanged, or transferred.

In most cases, upgrades standbys will not be permitted.

Headings
The headings used in these Terms are included by convenience only and will not limit or otherwise effect these Terms.

Assignment
You may not assign, convey, subcontract or delegate Your rights, duties or obligations hereunder.

Additional Terms
Additional terms and conditions may apply to reservations, purchases of goods and services and other uses of portions of this Site, and You agree to abide by such other terms and conditions.

Severability
These Terms shall be deemed severable. In the event that any provision is determined to be unenforceable or invalid, such provision shall nonetheless be enforced to the fullest extent permitted by applicable law, and such determination shall not affect the validity and enforceability of any other remaining provisions.

Attorney's Fees
If LVMH Couture International LLC takes any action to enforce this Agreement, LVMH Couture International LLC will be entitled to recover from You, and You agree to pay, all reasonable and necessary attorney's fees and any cost of litigation, in addition to any other relief, at law or in equity, to which LVMH Couture International LLC may be entitled.

Modification

LIMITATION OF LIABILITY

IN THE EVENT LVMH Couture International LLC IS HELD LIABLE FOR ANY DAMAGES RELATED TO THIS SITE, YOUR SOLE AND EXCLUSIVE REMEDY WILL BE LIMITED TO REIMBURSEMENT OF THE CHARGES FOR SERVICES OR PRODUCTS PAID BY YOU THAT WERE NOT PROVIDED TO YOU.

Indemnification

Governing Law
Any disputes arising out of or related to the Site shall be governed by and construed and enforced in accordance with, the laws of the State of New York applicable to contracts entered into and to be performed entirely within the State of New York.
